Only Pay Us For The Work We Do.
For single family homes, condos, town homes, and improved lots, our clients can choose how they want to compensate us. We charge either 1.5% commission or $250.00 per hour for our listing services. In the event you choose the hourly rate, we require a $750 flat fee upfront to list a property and we will collect the rest at closing. If your property doesn’t sell, you don’t pay anything beyond the initial listing fee. If you choose the 1.5% option, we collect the entire amount at closing and if your property doesn’t sell, you don’t pay anything.
Buyer’s Agent Commission
Sellers typically offer some amount of compensation to cooperating Buyer’s Agents. This is called Buyer’s Agent Commission or “BAC”. The actual amount is up to you, but most listings typically offer BAC equal to 2.5%-3% of the property’s sales price. We don’t share in the BAC on any property we list. The BAC is in addition to any amount you would pay us for our services.
No Hidden Fees
Our listing fee includes photography, a sign, lockbox, listings on both the WFRMLS and the Park City MLS, and an agent who is also an attorney that will review all contracts and help you through the process.
Do You Help Buyer’s Too?
We love representing Buyers too. If a Seller is offering BAC we look solely to that amount as our compensation. If the Seller is not offering a commission (e.g., if we help you buy a property not listed on the MLS) we charge $250 per hour for our Buyer’s Agent services.
No Limited Agency
Unlike most brokerages, we do not offer limited agency. I.e., we never represent both the buyer and the seller in a transaction. If someone is interested in one of our listings we will encourage them to hire another attorney or real estate agent to represent them. If they decline professional representation they may proceed as an unrepresented buyer.
